So for people who don't know what driving for dollars is, let's go like real basic on this one because I have people that they run businesses, multimillion dollar businesses. And I got people who are like, Hey, what is this real estate investing thing and why should they care? So right down to the basics explained, driving for dollars in the fundamentals and why? Why? It's an important marketing tool and why people should be doing it for sure. Yeah. I mean, I think in general, when you hear driving for dollars or we're talking about is literally physically getting in your car, whether it's you or building up a team to do so and driving around the neighborhood where you can look for physically distressed properties. And you know the idea being like, hey, these Air properties that, for whatever reason, the homeowner isn't isn't taking care of, you know, maybe their absentee owned or vacant, or in a situation where they need to need to sell and need help. In doing so, you could be a problem solver and in that case for them, So the idea behind it would be, you know, use it as a lead generation strategy, and it's something that has been around forever. Like the idea behind you know, just looking around your neighborhood isn't isn't a new concept. It's deal machine. We really tried to bring technology to make that process and that idea way more scalable, way more efficient, way more effective, using data, using automation to make it much more effective from that perspective. And I think, like, you know, in general, you know, when you're when you're out there driving around, you can either be doing this yourself for now, through our technology. Our goal was, How do we help you automate a lot of this by by outsourcing about hiring and team to drive for you? So three idea of bird dogs? Because, you know, we calm deal finders within the APP, but the goal behind it is to help you use technology. Thio recruit that team to manage that team to incentivize that team and and start there so very cool. So we talk about using technology, so I mean, obviously the bootstrap way of driving for dollars is driving through neighborhoods, maybe taking notes on your phone or taking notes on a yellow pad. What is having an app with the engine, the power of deal machine. Like what are you able to do? You pull up to a property and it looks like hell. I mean, it's yellow grass overgrown. Playing as a place hasn't been lived in for years. What can you do with deal machine app at that moment versus just getting out of piece of scrap paper? Yeah, and and really like where was born and then the idea of it from the founder, David, he really was scratching his own inch. He was a new investor, had a tech background. So that's why he had this mindset of using technology to improve things in life. But I think, you know, he got out there and started to do exactly that. He'd pull up to a house that was in rough shape, and he'd write down the address and look up information about the owner and either try to call him or maybe send him a postcard and, you know, and go through the whole process and to take him like, 2025 minutes per property. Or now his whole goal was you know, you can come in. You have a map that you can pull out with your phone that you know is following. You know, you could track where you're driving, so it'll track and say, Here's where you've been Here's you know, we're actually coming out with a plan to route mode here this week. So this planned route mode is gonna help you literally plan your route and optimize your time to be able to say, Hey, show me all the vacant properties around me and give you the quickest way possible to get to those It will guide you through and help you. You know it zapped to help you go through that entire list and drive and validate those properties, and you make sure that they're distressed and and a really high quality lead to reach out Thio. So it's a technology to help with your you're driving and you're planning and driving so you can do all of that. And then you know the whole point of that and really driving for dollars. In general, the point is to create this original list that no one else has. You know, it's it's a list that you've been driving around and you didn't pull this list from any service. You didn't buy this list. It's It's something that you have found or your team has found. And it's all you know, properties that that you validated with your own eyes are, you know, a qualified lead. And by doing that, like you're gonna find these deals that has way less competition. You know, the owners aren't getting bombarded with calls and emails, and you know, all this other stuff online ads, whatever the channel might be. You know, it's an originalist that only you have, so that results in less competition and less competition means better R y for your marketing dollars spent. So you know, the idea behind this tech is to be able thio help aid in that process and help you drive and understand how to track that. How toe efficiently gets a different properties. Then you add the properties through the technology so you would physically hit the address, see all of the data behind you know who's the owner? What's the assessed value? What is the equity in the home? Any data we have from the county assessor and from our database around that particular property owner will automatically populate right there. And if you decide, like, yeah, this is a qualified lead. I want to reach out Thio, and I wanna build my list around you have add property and you can actually take a picture of the property. And by taking that picture when you start marketing to that owner, if you send them a postcard, it'll automatically import that picture onto the postcard when you send it out to them. So you know the technology helps you track your driving helps you understand where to drive. Next helps you add properties to the APP. Helps you market to those properties because when you add them, you can either skip trace and column right there, or you can send postcards to them. So your marketing to them. And you know the whole idea behind all of this is tau. Build this original list of off market deals and then to market to those deals to start conversations with those owners and find your your for
