check it out. First part of the question. No, not to get started. Uh, you want to be a listing agent, not a buyer agent. So do things that are going to get you listings call, expires call, um, physios Cold call, be a listing agent to get, you don't want to get started as a buyer agent, you'll get sucked in and stuck there. It's kind of like people, they uh, you know, bar tenants that are going to college and then, you know, they make 40 grand while their friends are in college making nothing. And then uh, when their friends get out of college, they start making more and more. And by the time the people are 32 they're still bartending, making 50 grand and their friends are making 100 and 50. So, um, you get stuck with buyers. It's very hard to get out. Once you get addicted to buyers, you want to start with listings to get addicted to listings and be a listing agent as early as possible. And so Jason, the second part of your question is uh if so can you recommend some good ones? Um We use boom town here um but that's not affordable. Um You asked for some good affordable ones. Um You know here's the way to do it. Obviously it goes back to the first part of the first answer which is listings. You know if you have the listings and you put your cell phone on the sign and your cell phone on the internet in craig's list and all that. You are the ones are gonna get the calls. So that's the way to generate the leads. You know you can certainly buy some some pay some money or do some S. E. O. Optimization yourself, create little websites like francois. McKay recommends in his uh interview that I just did where he buys websites that say like uh you know, the 10 best town homes in Columbia Maryland or very specific um, things about towns. What did your neighbor sell their house for on swansfield road? Um, you know, stuff like that, very specific and then S. E. O. It and anybody else Swansfield road, if it's a long road that's thinking about selling is gonna pick that up. So that's how you can spend your money. But really, I think the best thing you could do is spend your money maybe on a telemarketer or someone to help you prospect prospect, get the listings and the buyers will come. So that's what I would highly recommend. So listings are the name of the game. You want to always be a listing agent prospect for listings first and foremost. Don't get stuck as being a buyer agent.
